Automation Fund

Learn how the Recorder of Deeds Automation Fund supports modernization, digitization, secure preservation, and public access to Fayette County property records.

How the Automation Fund Is Funded

The Automation Fund is not paid for with tax dollars. Instead, it is created by a fee that Pennsylvania law requires to be added to most documents recorded in the Recorder of Deeds Office.

Under the Recorder of Deeds Fee Law (Act 87 of 1982, as amended), a $5 fee is charged for each document recorded. Of that amount, $3 remains in a special fund within the Recorder of Deeds Office to improve records management, and $2 goes into the County Records Improvement Fund.

What the Fund Supports

  • Digitizing and preserving historical records
  • Maintaining secure storage and backup systems
  • Upgrading technology, equipment, and workplace conditions
  • Expanding online access to records
  • Public service announcements and awareness campaigns about available services and protections

Public Access & Awareness

Records only serve the community when people know how to access them. Outreach helps residents learn about services such as deed fraud protection, Veterans and Local Heroes ID cards, and online record searches.

By combining modernization with public awareness, the fund supports efficient, transparent, and secure recordkeeping without additional cost to taxpayers.

Why the Automation Fund Matters

The Automation Fund provides resources needed to improve technology, enhance efficiency, and protect the county’s permanent public records. This helps ensure residents and businesses have reliable access today and for generations to come.

Commitment to Transparency

As part of our mission to serve the people of Fayette County, financial records are made available online so the public can see how these funds are used.
